As commercial property appraisers, we must understand and articulate the impact that 'green' and sustainability has on property value.

METROPOLITAN VALUATION SERVICES (“MVS”) is a commercial property valuation and real estate consulting practice headquartered in New York City. The company is under the joint direction of Martin B. Levine, MAI and Steven J. Schleider, MAI, FRICS, LEED AP BD + C. MVS distinguishes itself through its corporate culture that places client service and satisfaction at the forefront of all assignments while delivering a top-quality product in the most efficient manner.
MVS offers a full range of real estate valuation services, including appraisals, feasibility studies, highest and best use analyses, market studies, and appraisal review for the metropolitan New York region. Specialized valuation services include affordable housing, HUD, Freddie Mac and Fannie Mae, senior housing and nursing homes. MVS principals also have appeared as expert witnesses and have extensive experience with litigation support.
MVS was formed by its two MAI owner/partners in 2003. The focus of the business is in the Metro New York Region, extending to Long Island, Downstate New York, New Jersey and Metro Philadelphia. With an appraisal staff of 23, including six MAIs, MVS does about 1,800 appraisal assignments every year, ranging from small apartment buildings and industrial properties to major office buildings and sprawling multifamily developments.
